Tenancy Application Information

Each applicant must complete a separate Application

The property will remain available until the application has been approved, Lease signed and Bond and rent has been paid.

Office Hours

We are available from Monday to Friday 8:00am - 5:00pm and Saturday 9 - 11am .

Required Supporting Documents

You will be required to produce 100 points of identification using the documents listed below with your application. Your application will not be processed unless all documents are given.

Examples are:

  • Photo Identification (18+ Cards, Drivers Licence, University or TAFE Card, Birth Certificate, Passport).
  • Proof of Income (Wage Slips, Bank Statements, Employee Letter, Centre link).
  • Proof of regular housing payments (Rent Receipts, Tenant Ledger, Proof of
  • Mortgage Payments or bank statement)
  • Other Identification (Medicare card, bank card, pensioner card)
  • Proof of current address (Phone Bill, Electricity Account, Tenancy Agreement, Council Rate Notice)

Processing An Application

We will process your application within 1-2 business days and will advise you
immediately of the outcome. Please ensure the information is current so we can contact all your referees. If we have difficulty in verifying your information this process may take longer.

General Information Prior To Taking Up Tenancy

If your application is approved, the next step is the signing of the Tenancy Agreement 
(Lease) and Bond Lodgement Form. An appointment will be made for all applicants to sign the Lease, explain any special conditions and discuss the Solito community By-laws. All occupants must sign the Lease prior to collection keys.

Payment Of Rent And Bond

At or immediately after signing the Lease and Bond paperwork, we require the equivalent of 6 weeks rent to be deposited into the Solito Realty Trust Account. This is made up of 2 weeks rent in advance and Bond (equal to 4 weeks rent). We prefer the money to be deposited electronically prior to or at the signing of the Lease. Please print off your Internet Receipt as proof of transfer.

All future rental payments can be made by Rent Rewards, direct bank deposit or internet banking.

Key Collection

Keys will only be released after the paperwork is signed and money due is paid and only on the day the Lease commences.

Bond

The Bond money is lodged with the Residential Tenancies Authority and will be held by this Government department until you vacate the property.

Renting Law Changes

New Laws apply from 1st July  2009. Some of the main changes are as follows:

  • Rental properties must be advertised at a fixed price. Rent ranges such as $400 - $430 and auction style bidding are not allowed.
  • Lessors must give tenants 2 months notice to leave without grounds for all agreements.
  • Tenants can dispute significant  changes between agreements.
  • Rents can only be increased once every 6 months.
  • Changes to Entry times and new grounds for entry to check that  significant breaches or maintenance repairs have been carried out.
