At Solito Realty we only manage investment properties for Solito Owners and unlike large residential property managers, who have to cover large regions of Brisbane, all of our time is spent exclusively on your Solito investment.

As on-site managers we have a different approach to managing your property. Some Real Estate agencies and Property Management companies are interested only in filling vacancies and worrying about the potential damage and costs to landlords later. They don't have to live next door to a group of bad tenants! We search for quality tenants who are going to (i) look after your valuable investment and (ii) not cause trouble or damage within Solito. Shared group houses are not suitable in Solito and with the demand for townhouses here, there is no need to accept these potentially troublesone tenants in your property.

Two major complaints from tenants is the lack of availability of their real estate agents and ignoring maintenance requests. This ultimately costs you, the landlord, as good tenants will leave if properties are neglected or, worse still, will not look after your property if they believe the agent is not caring about the condition of the property either. Being on-site we are available to your tenants after hours incase of any emergency problems and can look at any maintenance issue on-the-spot to ensure further damage is not done and provide feedback to you and the tenant immediately. This can save hundreds of dollars in unnecessary expenses per year. Remember " A happy tenant is a good tenant".

Anyone driving through Solito, visiting friends or relatives or dropping into the Australand Sales Office will be directed by word of mouth, referral or signage to our on-site Office. We can show prospective tenants any properties that may be available on-the-spot, after hours and week-ends which can minimize vacancy times significantly.
Renting out your Property before it is even finished?
Easy - from these walk-in clients we maintain a rental waiting list where prospective tenants are able to register their requirements and then be advised of new properties as they become available. We have been very successful in renting out properties before completion from these lists as we can show prospective tenants a similar property in Solito, before your new investment home is ready, and capture this potential market on the spot.
Application and Approval Process:
Prospective tenants who submit an application to rent your property are thoroughly screened. Information including identification, previous rental history, employment history, income as well as personal and rental references are verified. Applicants must meet our stringent criteria before being accepted as a tenant which includes a National Tenancy Database check.
These checks are all included in our Management Fee. This process usually takes 24-48 hours and once complete and passed for approval, we will call you to discuss the preferred tenant application.
The Landlord always has the final approval and if rejected, for whatever reason, we will commence the process again and continue until a tenant is approved.

CITY HOMES: There has been a great demand for Solito City Homes all year with very few houses coming available for rent and immediate turn-around times. All homes have been fully occupied with no vacancies for 12 months now. If anyone is considering adding to their Investment portfolios definitely consider a 3 bedroom home in Solito. Rents are between $590-$645 per week now.
APARTMENTS : Last year the 3 bedroom apartments in the North Tower were slow to rent, but this time around all three were Let out at increased prices immediately. The Central Tower apartments have all proved extremely popular with all 6 rented prior to settlement at $50 per week higher than similar North Tower apartments. The extra car space and tiled living areas are a winning combination.
THE NEW SOUTH TOWER - All apartments are now rented including the last of the 3bedroom apartments priced at $ 580 and $ 590 per week. Prices from $ 350 pw for 1 Bedroom, $ 450 - $530 for 2 Bedrooms. Prices varied according to floor and number of allocated carspaces.

Tax Depreciation specialists, BMTQuantity Surveyors, are offering a special FREE CHECK-UP to ALL SOLITO INVESTORS. If you already have a Depreciation Report they will review it for you AT NO CHARGE to make sure you are claiming your full entitlements.
If you have not had a Depreciation Report on your property you may be missing out of $$$ thousands of dollars in claims each year. Two properties recently accessed by BMT had claims in the first year of $ 14,000 for a 3 bedroomTownhouse and $ 7,800 for a 2 bedroom apartment.
Normally expert advice such as the comprehensive report commissioned by BMT costs $ 715, however, for Solito Investors only this has been reduced to $500 plus GST. This is a simple process of completing a Form and sending to BMT. For my rental properties, I will meet BMT on-site and provide access for their assessment.
